Are you thinking of selling or buying property?
A Compliance Certificate is confirmation from Smoky Lake County that any existing development located on the subject property meets the regulations under the Land Use Bylaw.
Written requests can be submitted to the County along with two original Real Property Reports prepared by a registered Alberta Land Surveyor. Compliance Certificates are typically requested when real estate is sold. Please allow approximately two weeks for processing a Compliance Certificate. See Policy No. 61-12: Compliance Certificates.
How long does it take to obtain a Compliance Certificate?
We will consider your request as quickly as possible. However, it may sometimes take 5-10 working days before a Compliance Certificate is reviewed and issued.
What is a Real Property Report?
A Real Property Report is a legal document that clearly illustrates the location of significant visible improvements relative to property boundaries. The Real Property Report is a “snap shot” of the property on the date of the survey prepared by an Alberta Land Surveyor.
